Talked to our SR today and we will be having our Pre-Construction meeting next Monday! We are very anxious to get started with the next step in this process and really looking forward to breaking ground soon.
UPDATE:
Stephanie: Here are the pictures of the attic we saw in the model. MUCH bigger area. I am going to send this to Annie and Trenton too. The way it looks to me, its just a difference in how the HVAC is routed, but I'm not certain.

ReplyDeleteHow was your Pre-construction meeting Brian? I sure hope the Architectural Review Board hurries up with my Ravenna elevation approval so we can move forward too. Until then i'll just be excited with you guys.
ReplyDeleteThe pre-construction meeting went very well. You'll really like our PM when you meet him. He seems like he's really on top of things and focuses on high-quality. We got all of our questions answered and left feeling really excited about the build.
DeleteThe one thing that ISN'T exciting is the county. What RH has run into is that with the high volume that they have sold over the past few months, and with the complexity of the blueprints that RH provides, the county isn't well equipped to handle that work load. In some instances, there is only one person that everything can go through and because of that things are moving slower than normal right now. They hope that they can figure out how to expedite things but for now they are working with the county as best they can.
I think the most exciting part of our meeting was seeing the site plan for the home and getting an idea of how our house is going to sit on our property. Really exciting to start visualizing the end product.
We also had a chance to go past the Palermo in construction down the street from you and they are moving along quick! All of the brick was almost complete and you could tell they were starting to work on the mechanicals inside. Now I just can't wait for ours to begin.
If the county holds up their end, we should be clearing in the next week or so and our estimated date to start with the footing is March 13th! Fingers crossed!
Big grin for your good news but sad face on the county. I am so ready to get started and patience is not one of my strong suits. We went inside the Palermo this weekend and walked around. They are moving along nicely. We didn't like how far back the house sat on the lot though. Big front yard, tiney backyard. I hope ours isn't set so far back but I know that's not something we can control. Ours isn't even at the country yet....still waiting on ARB approval on our Elevation. We would pick the one that they hadn't finished yet!
DeleteYeah, the way that they build will always leave you with a larger front yard than back yard. The developer and county requires a 25 foot setback in the front, and RH clears 20 feet in the backyard. You're also in the same boat we are where you have protected woods behind you, which is good because you won't have a house in your backyard but it also limits the amount of land they can clear. Overall I'm really happy with our layout and pretty excited...now I just want dirt movers rolling around my property.
DeleteAnd that's unfortunate with the ARB. I remember you saying that you wanted a different elevation. Hopefully that comes along quickly.
I know it will be worth the wait so I will sit tight. Having the nice long driveway will look nice though. My husband is already talking about getting a riding lawnmower. LOL
ReplyDeleteI am happy about the protected woods behind us. I really love the neighborhood and the resort like feel of it. We almost built in Toano, VA out at Stonehouse Glenn. I love the entrance to that community but it was just too far out for us. Have you been out there?
I have not. We really focused on Isle of Wight and Yorktown. When we figured out we were doing new construction, we really looked at Isle of Wight. I had lived in Eagle Harbor apartments and loved the area, so it really worked out for us.

ReplyDeleteHey guys! Don't get too discouraged by the Isle of Wight permit hold ups...We had an original completion date of the end of March and our close date is now 4 April. It's only a few days difference. Once they start the home they really MOVE! Trenton (PM) has been fantastic in keeping everything on schedule. Good luck with your ground breaking!

DeleteMeeting with Trenton really helped us feel better about things. And by the speed your house has gone up, I feel a lot better about the end part of it.
DeleteNow if the Isle of Wight will just cooperate with the certificate of occupancy :) Also, not sure if you guys upgraded with the attic storage...we did and there was only enough room for like 3 suitcases. Annie sent pictures and video to the architect to get this fixed for future house, but I would keep an eye on it. Good luck with the build!

DeleteWow! That is so much more room! My husband spoke to Trenton yesterday about them having the HVAC guys back out there and trying to make more room in the attic. We are going to check it out Saturday to see how much room they added. We are really hoping that it makes a BIG difference :) Thanks for the pictures!

DeleteHey Brian! We were there Saturday to meet our deck guy. I haven't had a chance to post any pictures yet...If you couldn't tell the plumber flooded our house :/ so we have been dealing with the aftermath of that. I'll add you on FB and post some pictures that we took as well.
